The Royal Mills are situated at the heart of Ancoats, close to the Northern Quarter, which is rapidly becoming a vibrant mixed use area, through developments such as the Canal basin mixed use scheme and its proximity to substantial residential developments and the Sport City development which will provide hotel, casino, leisure, retail and sport facilities to the whole of Manchester.
It is home to a number of creative industries and offbeat specialist retailers and bars, but is also close the Ancoats Central Retail park which houses retailers such as Mothercare, Toys 'R' Us, Argos, Currys and JJB Sports amongst other retailers.
The retail/leisure element at The Royal Mills will compliment the existing retail and leisure stock supporting the local market but also provide services and facilities to the residents and occupiers of the Royal Mills itself.
The Ground floor of Phase I will provide approximately 21,000 sq ft (1950 m sq) of commercial accommodation which, it is anticipated will be provided within 10 units, situated around an internal courtyard benefiting form a central light well and atrium, making the units effectively double fronted, with frontage to the exterior but also with customer access and circulation via this internal courtyard. The units will provide a mix of retail, showroom and restaurant/licensed opportunities, and it is initially anticipated that the development will provide 10 units but the internal configuration allows for flexibility so units can be combined or split to suit tenant's specific requirements.
